I need someone who does loans tied to commercial real estate. I have a good relationship with this merchant, and let me stress, I am looking for a direct lender. If we get to the table and the final docs have any lender name at the top other than yours, the deal won't get signed I assure you, so please don't waste your (and more importantly my) time if you are a broker.

The good part is we have a recent appraisal for $270K, he's only looking for about $50K, and are you ready for this: it's free and clear and I have the deed to prove it.

Find a local private investor if you need only $50k. Most nationwide hard money direct lenders will not bother with anything less than $250,000.

I'm amazed when I read about brokers denigrating other brokers.
FUNd probably sells their services by selling their experience, contacts and ability to get the job done but must think other brokers can't or looks for help here and wants a free ride.
