Hard money real estate loan will typically take 3 - 4 weeks. Other problem is loan amount maybe too small for many lenders. Will have to be no doc due to low Fico. Possible to do a site inspection....depends on the situation....I have one guy who might be able to do it...but won't be quick. If you get a LOI or Term Sheet, maybe private investor may be OK with delay. I'd be willing to look at it but you need to be aware of the issues stated. And what kind of business?...will it require an environmental?
