Real Estate Loans
A bit out of my depth when it comes to real estate here so may not be anything but figured I would give it a shot.
Have a builder who does single family owns and apartment buildings with projects ranging from 1mm - 20mm
He currently has 3 projects under contract where he needs to come up with 70% and he can come up with the following 30%
3 projects
3.2mm - Utah
3.2mm - New Mexico
8.0mm - Texas
His credit should be 680
Is there a product for something like there? Sure more info is needed would be happy to cobroker here if the juice is worth the squeeze

Yes....
I am doing a development project now $57M total. $27M for land and $30M for project....getting a term sheet for 85% LTC, 8.99% 5.5% fees paying 2% to broker. Will be for whole project land purchase and development construction.
Typically these loans are 50% Loan to Value on Land and 100% ARV on construction.
Break out/separate the land and development on these projects. I can probably do them all.
Oh, I split commissions 50%....
I hereby agree to a 50% commission split with any deals that fund for clients you send me. I may adjust it some for the more complicated packages but will agree to compensate you at a rate we both agree on and feel is fair.Last edited by Olderguy; 02-04-2022 at 02:09 PM.

I dont do construction, I will do the resi. Wholesale only - no broker daisy chain - you are direct to the money - you are paid directly from title.

5.75% 30 year fix 3 year PPP - no broker license required if entity borrower - $1295 UW fee - you call your own points - wholesale direct - No ratio = no income docs or rental agreements
