Real estate is split into secured and unsecured. What exactly is their industry? GC or SC? Do they have contracts? Do they have AR? Are they an investor? Fix and flips? Long term?
There are MANY non-bank lenders who do NINJA (no income, no job, no assets) mortgages, based on credit and DSCR.
How's their credit?
