JVC, be more specific. What type of financing are you trying to provide them? There are dozens of hard money lenders out there, are you trying to market them hard money, or cash advance that pays you 10 points up front?

A broker on the forum recently asked me to help them with a deal that has a factoring component, pays less than 10 points, but since "I'm used to getting 10 points on deals," which is totally unrealistic, but we'd make more money long term, I none-the-less haven't heard back from them....

Just google fix/flip and the state. Bypass everyone on here trying to co-broker you lol.
ABL is great, they offer a zero point program for brokers, so you can charge what you want up to 2.5 points and thats all you.
