I can do this without a co-broker (and it appears that I have to since I just signed an NDA), but it would be helpful to have an incite who can do a deal:

The CEO owns 20%, other owners are 10% or less, and there's about a dozen of them, and they likely won't sign. LLC, I am hoping the CEO has final say on the fiscal information. They're doing $2mm/month, they need about $1mm, and this is their low season.

They are looking for money within a week to rev up for the season.
