    to clarify:

    This is a construction of student housing (NOT an existing company looking for an MCA loan) the loan size would be approximately 67 Million

    I just sent you a PM.

    We are a direct lender. Our residential portfolio loans start at 4.75% in-house. We have an institutional partner that can close it starting at 4.25%.

    How I close the loan would depend on the following (but I will close the loan):
    1 - Principal's Credit
    2 - Principal's Financials
    3 - LTV
    4 - DSCR
    5 - Location
    6 - Are the property's leases guaranteed by the parents or not?

    We are a Real Estate lender. We are not a cash advance guy posing as someone that can get the deal done. Whether I fund it directly or broker it, we will close the deal, at a great rate, and you will be well compensated for your relationship, which we will leverage through the entire process.

    You are going to need a broker to help place this. No direct lender will speak with you on this type of deal if you dont know how to package and present deals of this nature. I have a friend that has already funded and building a 40M project apartment/ retail space. If you want assistance reach out.

    Thanks for your viewpoint, ironically ever direct lender I have spoke with speaks to me, and in fact my packaging skills were good enough to get a Term Sheet from Mosaic, I'm simply trying to improve upon the offer

    I'm not sure what your issue is, I was simply looking for suggestions on other lenders, doesn't make sense to come back when its funded, again, already have a term sheet, but at 67 Million, if I can save another 100-200 basis points, why wouldn't I at least try...... sad to see all the negativity in here instead of people just being nice and trying to help each other
