I've dealt with Art of Gifting twice. Both times with real opportunities for different real estate purchases. Raw land in California, only one lender who can do it, he claims he wants it fast, I say we can, and the first time he bounces a $2500 appraisal fee, second time.... ghost. He still owes $25 to the appraisal company. Not the WBL offer that they didn't take. Oh, and who's the owner? Him or his son? Patriot?

He said he actually got funded about 2 months ago. Is it true?

Mantis would need more information before making a decision - e.g., how long advance was in default for before debt was paid, etc
