i would ask for 45k if i were you. less paper work and guys are willing to bend a little more if its less than 50,000..in my experience anyway.
if your looking for monthly payments and your client is willing to hold on a few weeks, i could assist on his FICCO score first and set him up for success in the long run. its not quick and could take up to 90 days.. but pays off down the line, where you can see 100%+ of monthly gross.
