What fee's are you seeing on IOU deals? Ones I've done have all been 1.20-1.22 buy rate on 12 months and I can build in 10-12 points. Only fee I've seen charged outside of the payback is the $395 admin fee.

True. No % fee just admin of $395 - closest to the net amount of actual loan offer.
