    It all depends on location, property type, loan amount. Good hard money lenders are usually regional.

    WBL does real estate deals and pays up to 7-11% depending on the pricing tier that the merchant qualifies for. Give me a call and I can go over it in more detail.

    I am in PA and we have PA based hard money lenders.

    As far as commission, in reality we try to cap BOTH lender and broker at 6 points max. Might be 1, 2, usually 3 or perhaps 4 points lender.

    Over $1mm we usually just take a point. We try to help folks succeed , not rape them on points just for nothing better to do.

    Yeah - we co broker but don't look to retire on one loan.
