USA Construction ground up and rehab
9-13% interest rate
≤70% ARV
Same lender can do construction take out perm

JV portion must be at least $20mm
Lender / fund takes 40% equity position
JV takes 1st position
Construction loan is 2nd position
Virtually 97% funding
Developer needs to bring at least 3%
