I work with a handful of private lenders in Puerto Rico looking to deploy capital for commercial real estate bridge purchases, refinance, refi cash out, and rehab. No ground up construction at present.

As it's more than one lender, generally speaking the terms would be something like:

$250k - $1,000,000 for the short term private lenders at 12 month terms
$1mm - $50mm for another with 12-36 month terms
Interest only w ballon
Rate 7.8 - 10.8, and 10-15
70% max LTV
2-3 origination points lender / 1-2 broker
1st lien position only
There is no prepayment penalty or minimum monthly interest period
Most commercial property types
NOO SFR ok

Average 30 days closing. Can be faster if all docs flow and there are no hiccups.
Yes we'll co-broker at an equal 50/50 split.
