    We go well over $30Mil.

    What are the assets?
    What industry?

    We offer factoring and asset based lines of credit. We always lead with receivables, but can include inventory and equipment as an accommodation.

    What exactly is the "7 million dollar deal"?

    Acquisition, refi, refi cash out, bridge, construction, LOC, MCA, consolidation? What?

    What is it?

    And, not for nothing but there's really inexpensive money available for certain property types and the associated loans that you can only get to by dealing with a correspondent aka broker. I wouldn't dismiss brokers so swiftly.

    Anyway you'd probably get a more focused response if you posted a few more details. The basic 4 is usually what, where, how much you have, how much you need. This at least tells us property type, MSA and LTV / LTC.
