    1.1 million value with appraisal

    Merchant owes 550k on it but have appraisal and proof of value on propert.

    Credit is roughly 550 / Looking for a second or Buyout on 1st -

    I see these all the time, most of the time someone bought a municipal building for pennies on the dollar, they get a tenant, and got an appraisal based on " Future Stabilized Value", then they try to convince the lender of the value since that's what the appraisal said it was worth.

    Most brokers don't realize that you need to produce trailing 12 to help reinforce value.
