Portfolio Commercial deal
70 (1-4) units investment properties for sale as a portfolio
State = Michigan
Looking for a hard money lender for my client that will do 95% or 100%
My client only needs the loan for 6-9 months max to get traditional financing in place

Your not getting anywhere near 95-100% LTV for a commercial property hard money loan.

The portfolio size and location are fine but you won't be getting 95% to 100% financing. We can get you to 80% LTC depending on the credit, net worth, liquidity, and borrower track record. However, when a client asks for 95-100% financing, my guess is they are a relatively new investor and therefore doesn't have the liquidity requirements to service the debt. Seasoned investors know that full financing is virtually non-existent in this market. Feel free to message me to discuss further.

That not true at all. Lima ONe gies up to 80%.... SBA can go up to 85-90%......

they can't sell it until they own it. The original loan would serve simple to acquire the property (portfolio), after which they would then refinance and pay off 80% and have a 2nd at 15-20 % LTV

First off, this isn't eligible for SBA financing. Secondly, while LO might go to 80% (they do go higher than that) thats a big difference between 95-100%.
With that many units in Michigan I'm willing to bet the average value per property is quite low which pretty much kills your deal.
The only way to probably save this is to start off small with a few units and use their cash to keep the LTV at an acceptable level.
