Does anyone know lenders that'd do a sale lease back on a new licensed medical clinic startup in Ohio?

Current appraisal states $8-$11mm valuation depending upon method used, $7mm+ has been put into a rehab of the building 2 yrs ago, current mortgage $3.6mm. They do NOT want a points & fees refi cash out.

Clinic just received their final license and are open for business.

I know folks who'd do this type of transaction on other property types but not this clinic.
