    Real Estate - 34mill

    have client owns large piece of property in Florida. Its worth 45mill currently has balance on hard money loan of 14mill would like to get rid of that and net another 10mill on top to complete construction. Always has buyers with executed contracts to purchase for 56mill. As this is not my space if any lender can do something like this please pm

    Is he looking to refi into a conventional instrument? What type of property is this? I'm also in Florida. Feel free to PM me and I can go over what you might be looking at if you're interested.

    1.What is your client trying to accomplish? )2. Your client has a hard money loan what is interest rate is he paying )3. What is your clients credit score. Your client does he want to refi int a convertional instrument? My firm is in New York. I am managing director for real estate firm that arranges financing for real estate development projects. If you email me your clients financials i review them and give you my answer. Review list:

    1. 1003 Business purpose commercial loan application

    2. Purchase Agreement

    3. Budget

    4.Two years Business Taxes returns (2016-2017)

    5 Operating Agreement

    6. Secretary of State Incorporation

    7. Copy of Drivers License

    8.Tri-Merge-Credit Report

    9. Two Years personal Tax Return (2016-2017)

    10. Debt Schedule

    11. Business bank statements last 6 months

    12. Certificate of Good Standing

    Yes, anonymous broker asks for client’s financial documentation. What could possibly go wrong.
