How exactly does Hard Money work, and who are some reputable companies to work with?

A hard money loan is typically shorter in term (12-24 months) and usually financed privately. Hard money lenders also usually keep the loans on their balance sheets versus conventional lenders that usually sell the loans to other lenders (not always but often). Reputable companies in this space are Velocity Mortgage, Visio Lending, and Cherrywood Mortgage. However, unless you understand commercial mortgages (which I assume you are still learning based on your original question), I highly recommend working with a mortgage broker.
