I have a client with $560K equity btwn 2 SFR rental properties (65% LTV loan would be approx. $420K)

Also owns approx. $1MM in liquidation equipment (ambulances, most of them in new condition with verifiable improvements).

Also has about $1.7MM in A/R. This is an ambulance company.

The client seeks just one loan for $800,000-1,500,000 between everything.

Very important note is that this client WON'T, CANNOT put any money upfront for anything, except appraisal of commercial properties as a means of risk for underwriting this loan. This is solely due to upfront money scams he's been a victim of in the past.

I would like to know if there is a hybrid lender who could provide either a line of credit, or actual term loan with either 2 or 3 of the available collateral sources. If so, please contact me ASAP (the lender), or please let me know who that lender is.
