I have a guy who has 9 properties all recently appraised at a total of 30mil and owes 13mil to banks. He's only looking to leverage 2.5 million to purchase 2 strip malls. Who can help with this?

Why do you need equity? Is it that the borrower doesn't want to actually re-fi any of the properties?
Is the client looking for hard money or long-term rates?
