nobody can give you a real answer if they can beat this without looking at the file and anyone who does is lying. Is it possible they can beat it yes, but until they do a full underwrite anything anyone tells you is a guess. That said based on the info you put unless you are leaving something out you should be able to find what you are looking for but you need to submit the file to get a real answer
