Property 1
From what I understand, Southend is only sometimes the brokers. They originate the loan (do all the underwriting) and sell the loan package to a bank to service and fund. They have their fees and let you add on points. That's not called brokering, but they're not always the "direct lender."

Of course, "direct lender" might also mean "direct syndicate." As long as you make your points, who cares? If you can't get the deal done without help, so let someone help!

$200,000 on hard money on such a property sounds easy, generally speaking they will need first position. What state? If it's California or NY, I know where to go to get a 2nd.

Hard money lenders are easy to come by, just do a search on Scotsman's Guide and shoot out some emails.
