** Is it currently owned ny the city?
**does the buyer have other RE ?
**down payment?
** what is his exit plan?

Keep in mind, if its industrial they might need ph1 and 2 enviromental and that could get expensive, phase one looks back 15 years to see if there is any indicator that something might have been there that would cause enviro issues.
