If they are in a payment plan this is definitely doable. What is the industry?

I'm one of the few who know how to actually clear out the tax lien and get him into a permanent solution probably netting what he needs, depending on the industry.

What industry is this guy in?

Besides the issues of getting this deal Funded - Did you want to syndicate in this? Odds are you believe in the deal to want to see if anyone will accept it. It is a large amount and will have to be looked at by risk.

if I had the whole amount myself I would do it on my own, thats how confident I am on this deal. They received 400k and we were about to fund today then lender said no because of the tax lien was over their limit even though its on a pyament plan.
