no p&L or financials .. have tons of offer all want thsoe ?/ any word who would give the best offer length and amount rate without those can proivde tax returns

You may want to try going to a LOC facility though South End or New Tek that will take a file like that as long as they have some sort of proof of ownership and 650 plus credit. If you want to PM me i can also try to find it a home in house with hard money

i can be mistaken but i believe a couple of times you posted that you fund with on deck . they fund 250k and i have done online checkout with just a driver license

The people you mention only work with Financials- 1 is a broker and the other is a non SBA Bank lender. How can someone provide a line of credit without knowing what they are leveraging? A strong FICO score only goes so far.

Question is: why would someone lend/fund 400k without knowing anything about a business?
