I represent a client that have 15 yr as real estate investor. He do flips and fix and hold MF assets. He focus in South Florida but now he want to expand into central and northern Florida. He would like to partner with someone whom would like to receive 70/30 net profit. He will find the project, run the numbers, place under contract, do all the due diligence, pay for appraisal and inspection. The partner (you) will pay for the servicing of the loan if we use a hard money lender and the holding cost. All funds will be controlled by a lawyer and everything will be in writing. Well, florida is my teritory- if he wants to purchase and flip properties, depending on the asset and experience we typically close in 10 days or less, now i say that loosely without seeing the details.

Most of the time i would only require a BPO unless the value os over $500,000, we also have inhouse title and legal to expedite due dillengence and closings.
