We @Lendvo also do them. However, they are def tough to do. Anything below $40k not worth our time generally on that type of a deal. We also want to see that the buyer has experience in the industry and is personally putting up some amount of capital.

Reviewing the APA and if there is a seller financing component also complicate things so most shops just pass on them.
