We Love commercial, everything except industrial. the difference between us and velocity is we dont require Enviromental.

There are several folks here that can help.. Mr. Buchholz's firm does stated income loans (typically up to $1M- unless that's changed)..
Need to show 1.2 DSCR and have a guarantor with a 650+ FICO.. Several other firms do the same (others have lower FICO requirements.
What people learn swiftly however is that RE deals take time (appraisal, Title, paperwork gathering etc.), and tend to not pay nearly what the MCA deals do.

This should be an easy one to do with SBA 7a or SBA 504. For 7a you can expect 600 personal credit requirement and DSCR 1:1.1 requirement. This will get you to prime +2%. Depending on industry, you can get prime + 1%. SBA 504 will allow fixed rates, 650 personal credit and DSCR will be 1:1.25. Thanks for the mention Mr. Gerard! Yes, we do have a DSCR mimimum of 1.2 on Non-Owner Occ commercial properties, can go down to 1.0 on Owner Occ for Business Purposes on commercial. No DSCR on Investor 1-4 units. We can lend up to $1.5m on Residential sfr's/condo's, $2m on 2-4's and $5m on Commercial. All stated income, no tax returns or debt to income.
