Hey Kevin,

It isn't about the equity- its about the Loan to Value. If someone has a property worth $1,020,000 with a $900k Mortgage- the 120k in equity is not leverage-able unless it is for cross collateralization purposes. Check out the scotsmanguide.com for Real Estate Lenders based on property type and location.. Hope that helps..

Richard is correct. It is all about LTV. I fund a LOT of real estate, internally.

I can fund up to 70% LTV, in 47 states (with the exception of ND, SD and VT). Rates typically end up in the 8% - 9% range. 30 year term, with rates fixed for the first three years.
