With the credit you are stating above, I would likely be at 9.62% (as long as the client's FICO is above 650, if not we can do a Rapid Rescore to bring him up there).

30 year term, rate fixed for three years. Monthly payment. I would pay off any existing mortgages and provide cash-out (up to 70% LTV).

your merchant may want an actual ABL line instead of factoring could work in his benefit. A lot cheaper too.
