    Hard Money - Commercial Real Estate - New York

    Have a company that owns $500,000.00 property that in New York they own free and clear.
    Would like to take out 200-250k against the property.

    Annual Revenue is over 1 Million

    Credit 600

    Cash flow for some renovations and MCA payoffs.

    Looking for a 2-3 year note.

    I have a direct lender who can get this done.

    7-10 days closing, could have even come in at a 2nd position. Might not go out as long as 2-3 years, but certainly 1 year I/O, and we can run credit repair on his file and get him to a 650 and then he can be takeed to Velocity and get it done without much difficulty. And with a 600 FICO, and only 50% LTV, he might not even need credit repair.

    Micah -- who's the lender you would recommend you said could do 7-10 day closing, possibly even do a 2nd?

    or you could go direct to me if this isn't the same commercial deal that ive rec'd about 6 times in the last week, depending on the property i can do 70% ltv up to 24 months at 10% - if its heavy industrial i would need phase 1 environmental report.

    Looking for a CRE collateral funder. Only hair, business owner has a discharged (Oct 2017) personal Chapter 13 on file. Any clues?
