    Crazy Question: Do anybody do Residential Owner Occupied Hard Money?

    I know doesnt exist since 2006, but always somebody are creative and do it!!!! I have some deals looking this kind financing. Just in case PM only. Thanks

    We can fund a client that has a residential owner occupied property to pledge, however, they would need to own a business and have revenue coming in to that business to support the repayment on the loan. If you would like to discuss further, please feel free to reach out at your convenience.

    This isn't the forum for this, if it is owner occupied there are laws that prohibit you from brokering conventional financing unless you have an NMLS, if its Non owner occupied, there is my self and about 3 others on this forum that could provide you Hard Money Financing directly,

    Horizonx - Unless you are a mortgage broker you wont find a HM lender that will fund " Owner Occupied " properties.

    I do alot of OWNER OCCUPIED hard money loans. You would have to use Maxim Commerical Capital. They are out of California. My neighbor referred me to them. They have a business an used the personal home to secure the loan. The home is worth 750k. They will structure it as a business loan secured by the personal home with bi weekly and monthly payments. They lend 75% LTV and then on a 2:1 ratio of the 75%. Reach out to them they could help.
