i actually closed an SFR with them last week. Just need a 1-2 year balloon hard money, nothing fancy. They just don't do Massachussetts. Need MA lender

thats a tough one, i would do it but Mass has some new laws that prohibit rates over 9%

Scott, wouldn't it be a good idea to find out why the credit is 400-500? You can get a 1-2 year balloon with credit that bad, and likely with missed mortgage late payments?
