Hello all. I have a client that needs $100k funded by Monday. They have 2 pieces of RE to pledge as collateral. One they own (NOO SFH worth $939K) worth a mortgage of $560k on it located in West Palm Beach, FL, and a Primary residence located in CA worth $560k with a $400k mortgage on it.

We have a 3rd property owned by a friend who will pledge it as collateral. It is a $139k NOO town house with no debt on it, but he is away for the weekend, so for now we are leaving it out of the picture.

The borrower's business averages around $30k/month. They dont mind paying high rates. We just need to close the deal tomorrow.

Her FICO is 684, 717, 732. Can anyone do anything with this deal? Direct lenders only please.
