My client has had 2 loans with a tier 2 MCA lender and has performed perfectly. His credit is mid 600's but the issue is that he is a Real Estate firm (Keller Wiliams) and he has had an open tax lien he's been paying on for a couple years. The IRS lien started just above $1M and is now under $400,000.

His banks are beautiful with solid daily average balances and he's never stacked.

His company does $1.4M per year and has been in business since 2004.

I'm only looking for a tier 1 MCA lender, I already have a tier 2 ready to renew but he's looking for better factor rates and possibly a 9 month term instead fo the usual 6 month term.

If his credit score was 650 TD bank is offering business loans up to $100,000. purely based on score and not cash flow ( over 100 requires additional underwriting ) - several of my Real Estate customers have had great luck with this.
