Well, first off your on the wrong forum asking for this type of funding,

2) "no front fees will be requested before closing." as a lender we have such things as Due diligence, BPO and or Appraisals,in some cases we visit the property, Legal costs, Credit report and background checks etc... so typically i would ask for a .5-1% commitment fee to be placed in escrow to show that the borrower is serious before we start working on such transaction - your asking for $33MM not $300K - there will be fees.
