I have a client who is looking for a line of credit option who is in real estate development and property managements. His portfolio is a mix of single family homes for rent, and multi unit apartment/condos. The properties currently generating revenue are already mortgaged, and my client isn't interested in re-financing (to avoid pre-payment penalties)

Ideally, he is looking for a Line of Credit to allow him to purchase additional properties for rehab/lots for development. He has been using his own money to do so thus far, and is looking to expand his portfolio further and needs financing to do so.

Any suggestions on what bank/lender would be ideal for this?

Regular bank lines of credit for real estate development are not easy.
These deals can be tricky. If you don't know what you're doing, you can mess it up.
Firstly, he'll need credit cards as a line of credit. Credit cards don't care what business he's in. The trick is knowing if he wants personal or business credit cards, but either way they'll come out as 0 APR for at least 6 months.
Secondly, he'll also need the lenders who can do flip & fix credit lines, or at least will lend again and again. I can certainly help you out on this if you give me a chance. My email is below. Up to 85% of the financing for the purchase and rehab, I/O payments for up to 24 months.
