We are a direct lender, but those deals are too small and usually cause more headaches, lets say they have a property that is $100,000 and they need 50% LTV,
( $50,000) by the time your done with the Appraisal, Title, insurance, closing and legal - the borrower nets about lets say 41k and you make 1.5pts $750.00 - Its not worth it, and as a lender i wouldn't do this deal and don't know many that would. there's not enough money in this deal for us or a broker.

if you keep digging, there are larger deals out there and plenty of them.

I am a Direct Lender, not a broker. We are an Asset Based Portfolio Lender, in which we are more concerned with the type of property that the borrower has or is looking to acquire, we do not look at income, or tax returns, or verify employment. We do need good credit for long term financing, however poor to no credit we can offer short term financing. We do offer fast closings and are a nationwide lender only working through Brokers.
