Yes, altbanq (sos capital) too. If these guys reject it along w the guys i suggested then tvt and cedar are your best bet in my opinion.

If you're using collateral theres many options, your best bet would be to co broker with micah (abfunders). If you're doing mca, the guys i gave u will do the deal. I think biz2credit will wrap it up 4u if its clean.

I have funded millions in land loans this year and plenty in Colorado. The above Benjamin is correct if you go private money the lender will typically want the funds going back into the project with plenty of documentation and exit, but at a LTV under 30% you may get away with documentation depending on the area. Client may be better off going to local bank or credit union it will take longer but some of them dont need all the paperwork. I have referred deals to a local credit union and all they asked for was tax returns.

    1. What's the use of funds for that DTI usage? 2. Collateral - Asset Based Loan? - Invoice factoring? A/R aging? 3. Hard money real estate? 4. Purchase order financing? Look at other options other than MCA.

I do, but need a tax return to review due to slim margins. also need to know if they sell other things or just strictly check cashing.

I have a WBL offer for 2m but they changed their rates and are hitting me with what comes out to be a 1.36 over 12 months which is crazy. If i come back and tell this guy that rate hes going to tell me to go **** myself

Also check out Altbanq (SOS) Bluevine is doing rates like that too, but they cut off all of us ISOs. However, most MCA funders won't give 1.5mm to someone doing 900k in revenue. I have a lender introduction that I can make, but it certainly won't be a 1.18 sell rate.

1.18 but at what term? If hes making 900k a month and qualifies your best bets are: kapitus, iou, and biz2credit. breakout (cap at 1mill i believe), wall street funding, rapid (not sure what their max is), would be your best bet since you'd need 12-18+ months to get 1.5mill in one mca with that rev. If they reject it, tvt/cedar would be your best bet i think. All of these guys pay too, be careful with large deals like these.

You aren't going to get a loan on land just to pay off business debt. So you just want to take cash out? From the lenders perspective you have to consider if the client doesn't make the payments, how liquid is the asset - and land isn't very liquid. That's how the lenders look at land deals as development makes it a bigger picture project. Do you have a construction development plan in place? A lender just isn't going to do a cash out on land without a plan and exit strategy. Development will need executive summary, business plan, resume of development partners, proforma, exit strategy, You need grading, permits, entitlements, final map, shovel ready. 30% - 50% LTV on land with up to 100 LTC on development. https://drive.google.com/file/d/1s-8Sjyl9RLBNZmwd8nn46qkyIYgTQwbp/view?usp=drive_link

Hello DF. I told all of you, showed proof, etc, that symplified is 24. The rep, ivan, even lied, saying its a different company. Some of you newbs even posted, ive funded deals with them, didn't get screwed. Until recently one guy mentioned being paid half commission due to them brokering it. I promise to you guys that have funded with them, and tried saying they're solid and ao forth, will also get screwed. Its the same damn company. https://debanked.com/2024/06/somethings-happened-how-a-funding-platform-weathered-a-shocking-crisis-and-is-flourishing/

$75,000 - $125,000 is average 250,000 and up is very good 400,000+ and up is a rock star There are top closers doing 2 million, as SendDocs said, but they are rare, and they have a team with openers and doc chasers and an assistant to answer calls and smooch with merchants. So the question does need to be quantified a little more: Any closer doing over 250,000 a month will usually have a team. There are some solo rockstars, but they're more like white stags in the wild (the top guy I know does/did 1 million by himself). The funding types you offer will determine your closing, as 2 fast track SBA loans can give you half a million in funding right on the spot, and that can be done without a staff. But it would be less profitable than that amount in merchant cash advance, unless of course you're good at invoicing merchants directly. Some closers do their own prospecting, some closers only see the deal when an offer is made and it's their job to get them to sign contracts, and some closers may have openers and doc chasers and an assistant to answer calls and smooch with merchants. A closer on salary who makes 1-2 points on a deal, makes less than a closer who runs an Iso shop and makes a share of everyone's commission, plus closes his own deals for 100% of the commission A closer who has a partner or investor fronting a heavy budget for leads, again is more of an order taker at that point and will be generating a lot of revenue. Time is what impacts profitability the most. If someone (or something) else is doing your prospecting and qualifying, that clears the way for you to focus on the most profitable tasks: getting the merchant to sign and staying on top of him for renewals (and some companies have renewal departments), so even that can be delegated to free up more time to close. www.UccRadar.com – Large sales volume merchants filling out your application.
