He funds and pays, but they charge 8-10 in fees and take a day or two to fund. Besides that solid experience

Everest doesn't retain exclusivity for the original ISO once paid in full, any other ISO could have funded it too, so them doing it in house is the same as another ISO doing it. Doesn't feel right, but technically well within their rights and agreement with you...
