They offer $500K up to 36 months, soft credit pull and will payoff 2 or 3 positions. 4 states are restricted, NV, CA, FL and NJ. Need about 680 to qualify and they do like to see the last 2 years of biz taxes and interim financials.

Yesterday, 08:46 PMThat sounds like a Rapid offer. Only way to reduce the cost would be a shorter term.. Funds So Fast, VitalCap and others have good programs in the 1.28 - 1.38 range. Negotiate for an agressive early pay discount. After funding, I would try an SBA loan at 11.5% on a 10 year term and get this and the other debt refinanced. Add on some working capital for marketing and whatever else is needed to help them reduce costs and improve the other areas. The accounting services that Steve mentioned would be very smart to do too. Always good to get the financials in tip top shape to make the best impression to underwriting.

04-26-2024, 03:56 PMSteve is half right, you need to be licensed if doing an OO property. Here are the guidelines for states you can book NOO deals in with no license. You can go private money on OO if 51% of the loan amount is for business purpose and term not to exceed 12 months. Nobody is taking a 5 year prepay in this market.

Also, the could use any cellphone to do it... it just requires the merchant to take a picture of their DL along with a live selfie. If they really needed the money, they could find a family, friend, or coworker with a cell phone to be able to do this.

04-26-2024, 12:15 PMI did a mixed use cash out refi for $1.1M last year in Hawaii. Owner Occupied but was allowed hard money due to mixed use. Took out 8 positions. a Hawaii licensed loan officer/real estate broker could do a mortgage on primary residence. If Ben has a referral there that might work. If it's NOO (investment property) I have a private lender that can do hard money.
