I have a fund that has been trying to evict a tenant for over a decade on a property they seized. NY is not a safe bet, and if the property defaults, resale is becoming exceptionally difficult in NY. We just did a 22m office building in NY, and it had sat on the market for almost two years before my client purchased it. So this is your first issue. NY has a challenging legal ecosystem, especially for residential property owners. Your second major issue is going to be scale, 9m for construction is tiny right now, there is a massive gap in construction financing, 0-3m is full of lenders, and 30m and up is full of lenders, but 3 m- 30 m is sparse at best. Your third issue is forum, this is a merchant cash advance forum, Steve and myself are the only two on here who routinely do "large" financings and or have any experience in that space. The type of fund you are looking for rarely advertises in the first place, let alone on an MCA forum. Feel free to give me a call, I'm sure Steve will also offer to help. Either way, unless you are intimately familiar with the space, the chance of you doing this on your own without the assistance of someone like us is fairly slim.

Is it graded, pulled permits, entitlements, final map, shovel ready, is it free and clear or is there a lien on the land. Secondly - what the situation on the vertical - have you covered soft costs, what's your capital contribution 10% - 20%? Do you have a construction loan? Many developers have construction loans but can't get the funding for the horizontal. I prefer to package it together so you have the horizontal and vertical together..... Better for the client and $10MM is the threshold.
