My underwriter just declined a deal because we found out he was $8K behind on rent. Are there any other direct lenders that will pay off his $8K balance with his LL?

Retail Capitals landlord policy is one month behind, they will pay off. 2 months it's questionable, 3 months it's decline. They also must net over 50%, so in this case they would need to qualify for 16k with us.

Do you still need someone for this? We have a direct syndicator that we use for these deals - we would be happy to take a look. There is no set amount that the client would need to net.

The risk here is the band aid approach. Sounds like this merchant will just fnd themselves in the exact same position in a couple months...AND have a cash advance balance to pay off.

That is when they become fodder for all the multi-stackers and the feeding frenzy begins.
