    Depends on the commitment time for delivery of the leads. If the email issue is valid, could be they were or are being blocked as Spam.

    What kind of leads do you call? what makes it the worst year? this is a odd space where the leads have to adjust to the whims of funders. If something doesnt fund its the lead fault but that same lead funded with another lender the next week maybe even the lender who declined it first.

    Hopefully you paid with a cc so you can call them and let them know it was fraud and have the charge reversed. Waiting over a week for leads you paid for is a big red flag.

    I get emails daily from "lead" guys and backdoor clowns. I think they continue to just try because every now and then someone takes a chance and just gets burned. Hope that is not the case for you but I would imagine sticking to reputable people is best, this post being an example.

    Has any purchased leads from approved MCA Leads before? I sent them a payment last week to have leads and they never sent anything over and told me there was a email issue that I will receive my leads today and still haven't received anything. The person I was working with his name is Evan Blachman.

    A lot of hard money lenders just tend to put people in 2 year I/O bridge loans which I discourage. So be aware. I typically do these NoDoc 10 year fixed Interest Only, then 20 year amortized. 65% Loan to value cash out on CRE. if decent Fico 10.49%. 5 year prepayment penalty 5,4,3,2,1. You can do a prepay buy down to one year at a cost of 1.5%. Lender fee usually 2%. Reach out. I always recommend 10 year I/O instead of the typical 2 year bridge with a balloon.

    Looking for recommendations for an owner occupied CRE cash out for around $100k, with a quicker turn timeline of a max of a month. Looking for a loan structure, not MCA secured CRE, but can be shorter term of 3-5 years with a monthly payment. Looking to get some cash out without destroying cash flow. Thanks in advance for suggestions.

    I just need to point out the irony that someone that claims to do millions in origination communicates via a free gmail is giving tips on looking professional. Also the forum rules (pretty sure) state that the information must be available in the post, signature, or website. So if you are going to be the unelected posting police, at least know the rules! I already know that you are going to make some type of justification why you are right and everyone else is wrong and then you will complain that “stupid MCA brokers” don’t understand and get it. To everyone else, let’s get fundy! Extra payroll months are always good months
