    A second position on seasonal business is the worst option with high factor rates and daily payments. I realize that is the mindset of most here but please consider looking at options that an offer monthly payments at much lower rates and payments. Cash out on equipment....maybe 20% and 3 years+ Hard money real estate 1% a month interest only. Personal loan might be 12% monthly payment. As Elon mentoned A/R aging financing, cash from contracts are also better choice options.

    I am looking for a lender where Merchants have had previous default in the past. 20k Monthly- defaulted over a year ago. no merchants loans since but paid off default 70k monthly- defaulted in the past currently has a first position that will be paid off in a few days 40k monthly - previous default

    I have a client with a brand new retail center in Columbus, OH with 14 units that is 100% leased out. Tenants will be able to start moving in to their units in June and July. He needs to install several HVAC units and have additional operating capital until the center opens and it starts bringing in income. The monthly income will be $26,900. He is looking for a $200,000 Second Mortgage behind a $600,000 First. Estimated "As is" value is $3MM with an after upgrades installed value of $3.2MM. Using the "As is" value puts the CLTV at 27%.     It's amazing that someone of your age would actually use the "I know you are, but what am I?" response. I'll explain it to you since I know you're new to the "net" (based on your website.com). Since you are not face-to-face with someone, the user-base has created text-based equivalents of expressing inflection in speech. Every time that you type ALL CAPS or type "!!!", it is the internet (you don't need to capitalize the I) way of yelling. You might also want to familiarize yourself with abbreviations such as <BG> <ROTFL> <BRB> or <TTYL> that they use on the BBS. That's the message board that you use your 14.4 or 28.8 modem (or if you're super modern, 56k) to dialup and connect, hopefully they have an open connection. BTW (internet-ese for "by the way"), make sure you have a separate landline for yourself, or dial *70 to cancel the call waiting when you dial out, because if a call comes in, it may knock you offline and you won't be able to use your Lynx browser to surf or play Lynx Adventure.

    Look in the mirror when seeking "A JERK" I simply stated why would not a person seeking a "remote position" with his credentials, not post himself. A very simple inquiry, that does not require a jerk like yourself to respond. As for cc splits, that is the original MCA Product and still remains today a viable product for many business owners. BTW, IF my content is meaningless, why do you continue to read my posts ?
