Interest only Term Loans will never be that Low. Hedge fund would be higher then direct lender.

Why would any lender (other than a commercial bank that is motivated to have depositors) look to deploy that much capital with such a small return?

Richard they might do a loan at those rates if it were a floater. 200-400 basis points over prime is in their ballpark.
I suspect, based on the limited information, they have some Senior debt.

As you know if it's Mezz debt the costs go way higher than that.. Deal with several Commercial Banks here in the NY Metro Area (was just on the phone with a Neighbor who is the Senior VP of Commercial Lending at a large Community Bank -about your floater reply for verification purposes), and while they might put something out there for a stretch- they will never term it (3 years) without a clean up- unless it's AAA paper.

Of course if it was AAA paper- why would they be shopping with a Broker???
