    1.5mm Bridge Loan (2.05mm Purchasing Price 75% LTP) 3.2mm ARV

    Can do 400K with 125K reserves, but I can get a seller carry for $175, if you allow, and I do a 350K cash in, which would give me more room for any loan short payments for the first few months while we get it to 100% occupancy. I would also like to do other stuff like change all 54 windows at aprox 25K, outside of the rehab budget.


    That way I would only need $1,500,000 loan (70% LTP)
    As I have a seller credit of 25K for missing appliances and stuff.


    $2,050,000
    - 25,000. Credit for missing appliances
    _________________
    $2,025,000
    175,000 seller carry back
    ___________________
    $ 1,850,000
    $. 350,000. cash down
    _______________
    $ 1,500,000


    If this is ok with you...that will just give me more reserves for rehab (200K) for reserves
    As this is a very safe position to make sure all loan payments are made, plus incase of unforeseen circumstances.

    Sounds like a solid opportunity. Is the bridge loan needed for purchase only or purchase plus rehab?
