As someone self-employed, traditional banks never really fit my needs. The business-purpose HELOC option they offer is one of the only things I've seen that gives flexibility without all the hoops. Makes a big difference when cash flow doesn't come from a W2.

If SE you can go bank statements, P&L, or asset depletion. If none of that works you can go No Ratio owner occupied, but you will pay for the risk in the rate. Throw the W2s and tax returns in the trash for SE borrowers.
