160 Pearl Street - Where The MCA Industry Was Born
Forget the textbooks and patents if you’re talking about where the merchant cash advance industry actually took shape, the answer is simple:
160 Pearl Street.
This wasn’t just a building in NYC’s Financial District. It was a breeding ground. A proving ground. A launchpad.
From the early 2010s through the mid-2020s, 160 Pearl became the epicenter of MCA hustle culture. Dozens of funders and ISO shops operated under that one roof. Floors were packed with reps grinding 300+ calls a day, turning $5K ACHs into $50K weeks. Scripts were shared in the hallway. Syndication deals were cut in the stairwell.
If you were serious about MCA, you either worked there, competed with someone who did, or got trained by someone who came out of that building.
Companies that made 160 Pearl legendary:
• Yellowstone Capital
• Fundry / Green Capital
Here’s the kicker: Over 50% of the ISO shops and funders active today either trace their roots directly to 160 Pearl or were spun out by someone who does.
It’s not exaggeration it’s genealogy. MCA has a family tree. And the trunk is 160 Pearl Street.
If Barbara Johnson gave MCA its blueprint, 160 Pearl gave it teeth.
The cold calls. The stacks. The reloads. The consolidations. The reps making six figures with no degree and no license all of it came out of that one building.
It wasn’t Wall Street. It was Pearl Street.

150 Broadway is the ground zero... back in May of 2005 2nd SOURCE FUNDING was born and within a year moved to 35,000ishSQF @55Broad -- i was head of business development and was given the task to make sure the phones rang for 300+ brokers and rang-they-did...there was not a business that did not receive a CHECK-Mailer (usually 3 at a time under different entities) and some other tricks that untill today remain in the vault .... just prior to that i was recruiting agents for credit card processing and only in that industry the term ISO was used (since i did not know that in the financial world it was called a broker or vendor)I, was the first to recruit outside offices to submit deal-flow and used the term ISO and that's how the term was introduced to the MCA space. I believe we funded over 12,000 merchants before the address of 160 came to the picture (perhaps more)...

There were funders before 160 Pearl St and many started completely independent of 160 Pearl using Advanceme's model. 160 Pearl WAS the start of the worst parts of our industry however.

That's pretty accurate, as almost everyone working in that shop went on to start and run their own successful ISO shop, (including Yellowstone) or became a top performer at another shop. Definitely some stories with Mr. Channing. I was exposed to MCA through credit card processing also, constantly having to deal with Integrity.

the 160 Pearl Street Days… You Had to Be There to Believe It
Let me tell you something if you weren’t clocking into 160 Pearl between 2012 and 2017, you missed a movie. That building wasn’t just a birthplace it was a fever dream built on wires, Adderall, and unfiled tax extensions.
I’ve seen holiday parties that looked like Wolf of Wall Street scenes: Coke on the copier, Hennessy in the Keurig, interns doing lines off commission checks they didn’t even earn.
One guy wired his entire weekly override to a stripper named Jayda who showed up in a Santa suit and left in a fur coat.
You want to talk culture?
We had entire floors throwing "who-can-stack-it-first" contests loser had to buy lunch for 40 reps at the halal cart.
One floor did a “Merchant Match” giveaway where they'd send $500 to random clients just to say “yo, we f*ck with you.” Literally just giving away money because we were printing it faster than we could spend it.
Daily Addy bars, broken bathroom locks, and 3-man closings at 8PM.
It wasn’t just wild it was beautifully chaotic.
Everyone was half-genius, half-sociopath, but the paper moved and no one asked too many questions.
You’d walk by stairwells mid-day and hear someone negotiating a $200K syndication between a blunt and a baby mama call.
I’ve seen:
Partners fighting over splits mid-office while still on the phone with the merchant.
Group chats named “Wire or Fire” where reps would literally get booted if they didn’t close by 2PM.
And yes orgies, benders, and “team-building” trips to Atlantic City that turned into missing persons reports.
But here’s the craziest part is deals still got done. Merchants got funded. People made real money.
Because under all the madness, 160 Pearl created closers, killers who could turn a one-call close into a six-figure week and still wake up hungover and do it again.
Y’all talk about culture like it’s a Slack channel now.
We lived it.
We bled for it.
And no matter how far this game gets sanitized, that building will always be the heart of the beast.
